River Oaks Blvd · Inner Loop · Avalon · Tanglewood
River Oaks runs from grand estates set back on deep lawns behind gated drives to the quieter streets near Avalon and Highland Village, and they need different treatments. The design starts from which one you actually have.
Live oaks carry the display. The neighborhood's huge live oaks arch over boulevards like River Oaks Blvd and often frame the house more than the roofline does. Wrapping trunks and lighting the canopy, the gate and the drive puts the display where the street actually sees it.
Restraint reads as luxury. River Oaks taste leans elegant and understated. Most designs here are warm white, evenly spaced and precisely cut, with wreaths and garland used to frame the architecture rather than cover it.
Georgian, Tudor and Mediterranean homes are lit differently. A Georgian facade gets clean, symmetrical runs across the front elevation and entry, steep Tudor gables are traced line by line, and Mediterranean tile roofs get clips made for tile.
Built for Houston weather and deed restrictions. Gulf humidity, heavy rain and gusty storms are planned for with commercial-grade LEDs and protected connections. We work with property managers and estate staff on access and scheduling, and keep the design within the standards your home is held to.

River Oaks questions
The approach, which on many River Oaks properties matters more than the roofline. The gate, the drive, the live oaks along it and the front lawn are what the street and your guests see, so that is where the design puts the light.
Yes, and in River Oaks that is often how it works. We coordinate access, install dates and service visits with whoever manages the property, so nothing depends on you being home, and the design is kept within the standards your home is held to.
That is what the install is planned around. Every home gets commercial-grade, weather-rated LEDs, secure no-damage attachment and connections protected from the rain, and if anything goes dark after a storm we come back out at no charge.

Before you decide
You see it before it goes up. We walk your home, design to its architecture, and show you the plan and the price. Nothing is ordered or installed until you say yes.
No. Every clip is made for the surface it sits on — no nails, no staples, no screws. We are fully insured, and there is nothing to repair when the lights come down.
Call or text us and we come out. Service is included for the whole season, with no per-visit charge.
One walkthrough at your home. After that we handle the design, the install, the service calls, the takedown and the storage.
Installs begin October 1 and the calendar fills in the order homes are booked. The earlier you are on it, the more say you have over your install date.
